For sales, our fee is 1% including VAT due on exchange and paid on completion.

For example, if you sell a property with us for £500,000, our fee will be £4166.66 + VAT which gives a total of £5000 including VAT.

For lettings, our fee is 5% + VAT for tenant find only and 7% + VAT for fully managed. This is charged as the percentage of the total rent for the duration of the contact, paid per year, with a minimum amount of 12 months.

For example, if you let your property with us on a tenant find only agreement, with a rental price of £1000/month. Our fee would be £600+VAT which gives a total of £720 including VAT. This is calculated by taking the annual rent (£1000 x 12 months) and finding 5% of this total.

While you can technically sell your home without an Estate Agent, it is a virtually impossible task to do so, unless you have a buyer ready to go, and even then, things are not always straightforward. Here are just a few of the reasons you need Tatewood as your Estate Agent.

Valuation:

We always start by valuing your property. We do this through several channels including market analysis, recent sales, comparable, but most of all, experience. Property is not an exact science.

Marketing:

Every property we take on will be professionally photographed and have full floor plans drawn up. From June 2020 onwards all properties will have a 3D virtually reality scan taken as part of our standard service.

We also market your property on Rightmove, OnTheMarket and other portals to make sure that it gets seen by the right prospective buyers. We then handle all the enquiries and filter out the best applicants from the bunch. As an individual, you will not be able to access these portals as they are for agents only.

We also handle all of the viewings on your property, which research has shown that potential buyers/tenants feel more comfortable being shown around a property by someone who knows how to sell.

Negotiation:

Our agents are expertly trained in order to achieve the best price for your property. Property negotiation is an art, but it must also be conducted ethically and within the guidelines set out by the governing bodies, which Tatewood is proudly a member of several.

Progression:

Sales and Lettings progression is dealing with the process between when an offer is accepted and the keys are handed over and requires a detailed understanding of the internal processes and takes a lot of experience to handle effectively. Very few transactions are without some form of issue, albeit mostly trivial, but it is the expertise and skill of the Progressor to make sure that the issues are dealt with smoothly and with a good result.

While we don’t have any high street offices, Tatewood is NOT a typical online estate agency.

We don’t charge upfront and we don’t charge for extra services. You pay us a very small percentage of the property as a commission, only if we get the job done.

We are a 5 star high street style estate agency, without a shop. Simple as pie.
