What's included in my fee?

Everything you would expect and that should be included:

Professional photos, coloured floorpans, hosted viewings by the local Area Property Consultant, sales progression, lettings progression, tenant referencing (where applicable), rent guarantee (fully managed service only), custom made brochures for your property, marketing on all major property portals, for sale/to let board, ongoing market appraisal.

And a bottle of champagne on completion! 

Will I have to do my own viewings?

Absolutely not! Unlimited hosted viewings by your local Area Property Consultant are included and standard. 

Howeverm should you wish to do them yourself, that’s not a problem. Although we always recommend our agents doing the viewing as they are trained to negotiate the best offer possible

 

Once I have a sale agreed, who will do the progression?

All sales and lets agreed will be progressed by the Tatewood head office dedicated progressions team and you will be updated regularly. Should you wish to deal with you Area Property Consultant as well, that’s fine too. 

How will I know I'm getting good tenants?

All tenants are fully referenced by an external referencing agency before contracts are signed. Our experienced agents recommendations will also be taken into consideration. 

Do I need to have a for sale/to let board?

While we strongly recommend a board due to passing interest and the interest of neighbours who could recconmend buyers/tenants, it is always your choice to use or refuse this excellent marketing tool. 

Where will my property be advertised?

Unlike some other agents, we know how important it is to maximise your properties exposure to potential buyers/tenants. As well as our extensive database of waiting buyers and tenants, we will market your property on the following:

  • Rightmove
  • Zoopla
  • Prime Location
  • OnTheMarket
  • The Tatewood Website
  • The Local Chippy
When is the fee payable?

Unlike some other agents, we only charge if we get the job done. That is, if we don’t sell or let your property, you don’t owe us a penny. Our fee is due on exchange and paid on completion. 

If you do take your property off the market within the 1st month of being on the market with us, they is a small administration fee of £150 to cover our costs for e.g. professional photos, EPC’s, marketing, printing of brochures.  

Who will photograph my home?

As part of our training program, all of our Area Property Consultants are trained to take professional property photographs and they are tested before they are allowed to take pictures of customers homes. However, should an Area Property Consultant underperform, or should it be required, we will arrange an partner professional photographer to attend your property. 

What happens on an open day?

When your property attracts a very large number of enquires, it is sometimes more effective to arrange an open day. On an open day, we will inform all potential buyers/tenants of the open day timings and they will attend in a staggered timetable. This is the most effective way of showing the property and also can make it more likely to get an offer as the prospective applicants can actually see the competition. If there is a particularly good applicant that can’t make the open day, don’t worry, we will do our best to make sure they can see the property. Respect for your home is never compromised and Area Property Consultants will ask applicants to remove their shoes and not to use the bathrooms. 

How will be property be looked after?

All properties using our fully managed service will undergo a 6 month inspection to check the condition of the property. We will generate a report and send you pictures for your own peace of mind. We also have a 24/7 emergency line to ensure your tenants can reach out to us whenever they need. We also utilise the latest form of property management technology, FixFlo. 

Can I expect honest feedback?

Of course! Our Area Property Consultants are hand picked and trained to the highest standard. We also make sure that they have the same ethos as we do, honestly in the best policy. If you ever have doubts or questions, please contact the Head Office and ask for Mark Stern. 

How much contact will I have with my Area Consultant?

Area Property Consultants are there for you. They are your own, personal Estate Agent. You choose how much contact you would like to have. They are always happy to help.
